Recycling

Did you know that if your recyclables are placed into plastic bags and then dropped into a recycle bin, that they end up in a landfill? Please take a second and empty your recyclables from all plastic bags and then drop them loosely into the appropriate recycle bin out back.

Instead of putting toxic batteries into landfill, bring all of your home batteries down to the management office to be disposed of in an environmentally friendly manner. If the office is closed, simply drop the batteries through the office mail slot.

We'd all like to thank CAP REIT for hosting the Halloween coffee and donut drop-in on our way to work Friday morning. It was great to have a few minutes to chat with all of the friendly CAP REIT staff and enjoy a coffee with them. It is nice to see a big community like ours come together for a few minutes and enjoy each other's company. Thanks to all of the CAP REIT staff who were there to greet us this morning and take time from their busy day; Judy (AVP Operations), Walter and Amanda (Site Administrators), Bilal (Leasing Agent), Richard and Frank (Superintendants) & Ben, Pooja, Ahalya and Alesya (Regional Office). Also, a big thanks to Barry on the 23rd floor for the great job of decorating the lobby, and help with the setup early this morning.

Memo From CAP REIT re: Fall Filter Changes

Dear Residents,

Please be advised that over the next couple of weeks, our superintendent will be accessing your suite in order to change the Air Filter of your Heater/Air Conditioning Unit. Please ensure the access panel area of your heater/air conditioner (below the window sill) is accessible and free of any personal belongings to allow easy access by our staff.

The above work will commence on Wednesday, October 8th, 2008, commencing on the top floors and continuing down the building through to completion. We will be scheduling the work in two floor per day increments. As always, each suite will be given notice in advance so that they may make any necessary arrangements for their pets, to ensure the area near the air conditioner’s access panel is clear of personal belongings, and to ensure that any secondary private locks are not utilized on the day we require entry.

BUILDING SECURITY

We would like to remind all Residents how important it is that we all take responsibility in not allowing building guests access to the building without guests being escorted by a Resident or buzzed in by the Intercom system.

If any guest gives you a problem or becomes confrontational report this to the Management Office immediately. If this happens when the office is closed, please send a brief letter detailing what happened so that the office is aware of the problem and the frequency of the problem.

If any resident notices unusual activities happening around the building (i.e. ongoing high traffic at a given apartment, problems in the stairwell, around the property etc.) notify the office in writing until the problem is rectified. CAP REIT Management can only address a problem if they are aware that there is a problem.

Whenever possible please keep the Tenant's Association in the loop by copying us with any and all information that you can provide so that we can follow up with CAP REIT Management at our bi-monthly meetings. Re: Propane Tanks

Dear Residents,

In light of the recent unfortunate incident occurring at a propane factory in North York where a massive explosion erupted, requiring the evacuation of a massive neighbourhood of residents as a result of a propane tank explosion, the management wishes to take this opportunity to remind everyone of the safety precautions and requirements that are in place with regards to propane tanks in an apartment community.

As per your tenancy agreement and in the interests of good fire safety practices, propane tanks are strictly prohibited for use on balconies. The management strictly enforces this statute in the interests of your safety and the safety of your neighbours and community. If residents are found to be violating this statute, they will be dealt with accordingly up to termination of their tenancy.

We continue in our efforts to ensure your safety and well being in your home. We ask that if you or someone you know is using propane tanks on their balcony or premises to notify the management immediately. The management will be inspecting the building to see if any propane tanks are present and if found, the resident will be approached to remove them.

Re: Off Leash Complaints / Cleaning up after your pets

Dear Residents,

Please be advised, that once again, we have begun to receive complaints regarding the number of dogs that are running freely within corridors, elevators, lobby and on the surrounding property.

We kindly remind you that according to city by-laws, all dogs must be on a leash at all times. It is your duty and responsibility to make sure that your dog(s) are leashed at all times when in common areas and on the property. Please be courteous to your fellow residents, not all of whom are comfortable being around unleashed dogs.

For those unaware, an excellent off-leash area exists in Cawthra Park, just minutes from the back exit of our building.

Complaints have also been received regarding owners not cleaning up after their pets as well as the numerous times pets use the elevators to relieve themselves. Please be courteous to your fellow tenants and remember to clean up after your pets.

Water Shut Off & Pool Repairs

Water shut off 9 AM-noon Tuesday June 24, 2008. This is to facilitate repairs to the laundry room. The shut off is building wide. The laundry room will remain closed until 2 PM.

The pool will be closed for minor repairs Tuesday, June 24, 2008. Contractors will be here to repair a leak. No mention on how long the repairs are to be but hopefully they can do this over one day. Let's hope :)

2008 Pride Toronto Street Closures

All Residents of Plaza 100 should carefully read the information in the attached document regarding street closures to traffic. Especially note on Saturday June 28 from 9am to 12noon - Wellesley will be closed between Jarvis and Queen's Park for the Pride and Remembrance Run - no vehicles allowed to cross or exit the street. Be sure to advise your guests of street closures for the weekend too.

Vertical Watch Update

Thanks to all the tenants who attended the first Vertical Watch/Safety meeting with Constable Smith, Sandra Stiff from CAPREIT and our security guards Tony and Intelligarde as well as Tenant Association Executives in the lobby Monday June 9, 2008. Here’s a quick update on the meeting. We heard a lot of interesting information at the meeting especially with regard to the police role in issues in our building including:

Who to call if you want police to report/ investigate crime:

(1) Crime immediately in progress (eg. theft/break-in in progress) - dial 911

(2) Crime witnessed or suspected – call Police Dispatch at 416-808-2222 and dial “0” for the operator – tell them the situation and request a car to be dispatched. Ask for the incident number and keep a record of it.

(3) Crime Stoppers is another good place to report ongoing criminal activity or a specific incident where you may want to remain anonymous. When you make a report to Crime Stoppers the complaint is assigned to an officer who has a certain number of days to address the issue and file a report. Submit an anonymous tip online at: www.222tips.com or call: 416-222-8477 (TIPS)

Please note, police cannot guarantee how quickly they will come out as incidents are responded to on a priority basis and the police have limited resources. However we learned that it is very important to report incidents so that police can track them to see on their statistics if there seems to be a pattern or significant increase in crime reported in our building. This affects how resources are allocated.

I loved the story Constable Smith told about a group of women at an apartment building who play cards by their front door and “greet” everyone who comes into their building to help reduce unwanted “traffic”. I think it says a lot about the importance of community involvement. Make a habit of saying "hello" to your neighbours, and maybe we’ll be seeing a card game in the lobby some Thursday evening. :-)

As the Vertical Watch program takes shape here are some things that everyone can do:

(1) Talk to your neighbours!

(2) Have a look at www.verticalwatch.com

(3) Consider getting involved as a vertical watch “floor captain”. We currently have interested individuals on 10 out of 28 floors already! The floor captain’s role is to share information with tenants on your floor and with other vertical watch members. It only takes a few hours per month. Vertical Watch / Safety Meeting Monday June 9 at 7pm

All tenants are invited to join Constable Joe Smith of 51 Division Crime Prevention Unit, the 100 Wellesley Tenant Association Executives, and key CAP REIT employees for this important meeting.

The purpose of this meeting is to discuss tenant safety concerns and crime in our building. Constable Smith will be there to answer questions about crime prevention and how tenants can be more involved in making our building a safer place to live and what to do if you have concerns about or witness crime in our building.

We had originally hoped to re-start a Vertical Watch program in our building. However the organization that runs Vertical Watch is not funded in our area of the city. However, due to the number of concerns voiced by tenants, the tenant association would like to form a Safety Committee which could operate in a similar way to the Vertical Watch program. The goal of such a program is to reduce crime in the building by information sharing between tenants, property management and police.

We are looking for volunteers to form a safety committee which would meet on a monthly basis to share information about what is happening in our building and communicate concerns to police. Ideally, we would like one member from every floor in the building.

Bike Room Door Handle Repaired

Pool Reopened!

The pool is closed until further notice for maintenance. This is the official information from our site administrator, Walter Rinaldo:

"there is a major leak at one of the pump junctions...the only way to stop the leak (a major leak) is to stop the pump from operating...and unfortunately we cant keep the pool open with the pump shut off.

we attempted to replace the leaking pipes using our in house maintenance but the custom sized piping is not available for purchase by the general public. We have a call in to our plumbers and expect the situation to be resolved quickly."

Parking Enforcement

CAP REIT is actively enforcing illegal parking through the contractor who manages the underground parking and by City of Toronto Parking

Enforcement.

Tenants or guests may be ticketed and/or towed in the following areas:

* front and rear driveways

* non-paying vehicles in the underground guest parking area

* vehicles which do not have monthly CAP REIT permits displayed in the

resident's assigned parking spot in the tenant's parking area

Be sure to prominently display monthly CAP REIT permits or guest parking receipts in the vehicle's window. Make sure that your guests are aware of CAP REIT's policy.

Laundry Room Card Machine Broken

The machine that credits money to the laundry cards has been broken since Saturday. There are signs up in the laundry room advising tenants that it should be fixed by 5pm today. In the meantime, if you do not have enough credits on your card you will be unable to do your laundry...
