Roof Deck Upgrades
From approximately November 23rd to December 23rd (weather permitting) the panels around the perimeter of the roof deck will be removed and upgraded with smoked glass.  For the safety of residents and contractors there will be no access to the roof deck until the job is complete. All necessary building codes, by-laws and legislation are being met to ensure everyone's safety during and after the renovation.  The contractors will make every effort to keep noise and interference to nearby residents to a minimum while the job is being completed.  If you have any questions please contact the management office.

The Church Wellesley Village Business Improvement Association (CWVBIA) will host the annual Halloween Celebrations on and around the Church-Wellesley Village throughout the week of October 23rd concluding in the early morning hours of Sunday November 1st.  Street closures are as follows:
* Church Street south of Wellesley down to North of Alexander Street will close at 10:00am Oct. 31/09 to 3:00am Nov. 1/09
* Closure times for Maitland Street from West side of Church to west side of alleyway (100') from 10:00am Oct. 31/09 to 3:00am Nov. 1/09
* Closure times for Maitland Street from east side of Church to east side of first alleyway (100') 10:00am Oct. 31/09 to 3:00am Nov. 1/09
* Closure Times for Church Street north of Wellesley to south of Gloucester Street 6:00pm Oct. 31/09 to 3:00am Nov. 1/09
* Closure times for Wellesley Street from west of Church and Wellesley intersection (100') into first laneway 6:00pm Oct. 31/09 to 3:00am Nov. 1/09

There will also be other "soft closure points" monitored by Metro Toronto Police at the sections of Yonge & Wellesley and Jarvis & Wellesley.  The City of Toronto will be assisting in the turn-around of vehicles and TTC buses at the Wellesley subway station.
Please keep the above information in mind if you or your guests plan on travelling in or out of the area by vehicular means, or by TTC as usual routes will be disrupted during the above noted times and dates.
Watch this area for any possible updates or changes.
Cigarettes Again....
More complaints have been received in the management office regarding cigarettes being tossed off balconies. Cigarettes being tossed from balconies are the cause of 11% of all smoking related building fires.  Please invest in an ashtray and ensure that your guests (for which you are responsible for) are not throwing cigarettes off the balcony.  No item should ever be thrown or propelled off a balcony.  CAP REIT takes this issue very seriously.

Article 15. H (i) of your lease specifically states that “No objects whatsoever shall be dropped, thrown, propelled or projected from the Rented Premises, and no Tenant shall permit or tolerate such act.” Anyone witnessed undertaking in this behavior will be subject to immediate eviction proceedings as well as being held responsible for any and all damages that occur as a result of their actions.
Fire Safety is of utmost importance and this behavior will not be tolerated.

Fall Air Filter Replacement

Over the next couple of weeks, our superintendent will be accessing your suite in order to change the Air Filter of your Heater/Air Conditioning Unit.  Please ensure the access panel area of your heater/air conditioner (below the window sill) is accessible and free of any personal belongings to allow easy access by our staff.
The above work will commence on Wednesday, October 7th, commencing on the top floors and continuing down the building through to completion.  As always, each suite will be given notice in advance so that they may make any necessary arrangements for their pets, to ensure the area near the air conditioner’s access panel is clear of personal belongings, and to ensure that any secondary private locks are not utilized on the day we require entry.

Film Shoot in Cawthra Square Wed. Sept. 23rd, 7pm - 11pm
There will be a film shoot in Cawthra Square Park on Wednesday Sept. 23rd from 7pm to 11pm.  Bright lights may be shining into the windows on the north side of the building but rest assured that filming will wrap-up by 11pm.

Locker Room Floods
This year there have been several floods in 3 or 4 of the locker rooms on the east side of the building.  If you have anything of value in your locker it may be in your best interest to inspect your locker for any damage to contents and then notify your insurance carrier if damage to contents is found.

Attention: Tenant's and Dog Lovers at 100 Wellesley
On August 23rd "Zulu" was savagely bitten by a large dog in the hallway of the 5th floor and his leg was severely damaged.  Zulu needs a very expensive operation or he will hve to be put to sleep.  His owner has no pet insurance and cannot cover the cost of the proceedure.  A "Save the Pet" organization would put up a loan for the funds needed but Zulu's master needs a "co-signer" ASAP, a fundraiser or generous neighbours to help get Zeus an operation ASAP.  Time of of the essence.  If you can help in any way please call GABRIELE at 647-343-8414.  Thank you for your attention to this very sad and unfortuate situation.

Locker Room Cleanups
A bin is now on site to continue cleaning up refuse in the locker rooms that previous residents have left behind.  Work commenced on this project on August 12th.

Bedbug Reminder
It's that time of year again when people move, garage sales are all the rage and lawn sales can be found most every weekend.  We want to remind all residents that bed bugs are a major problem in the City of Toronto (and in most major cities in Canada and the US).   Buying second hand items (books, clothing, appliances, furniture, DVD's/VHS etc.) runs the risk of you bringing bed bugs into your home.  If you see something put out onto the street such as a piece of furniture it's very likely out there for a reason and we strongly recommend that you do not bring it home.  A home infested with bed bugs begins a long, emotionally distressing and very costly journey - one that you do not want to take.  Bed bugs can also travel quickly and with relative ease from one apartment to another which can cause a major problem in a multi-unit building such as ours.  Please consider any purchase from an apartment sale, yard sale or garage sale very carefully and consider the possible consequences.  Bed bugs and their eggs cannot be seen when they hide by the light of day so examining a piece of furniture, a book or clothing does not assure that there are no bed bugs within.  Please, please use caution.  If you discover bed bugs in your apartment please notify the management office immediately so that the problem can be rectified as early in the infestation stage as possible which helps to reduce or eliminate these critters from spreading to nearby apartments.  For more information on these dreaded creatures please click here.

Carpet Cleaning
Carpet cleaning in the hallways has commenced and is expected to be completed by Friday July 10th.  Be very careful walking on the carpet and tiled areas in front of the elevators, they can become very slippery when wet with the cleaning agent added to the water.

Organic Home Green Bins are Now Available.


Starting on Monday May 25th Home Organic Bins may be picked up from the Management Office during office hours.  The purpose of these bins is to collect organics in your home and then transfer the contents to one of two bright green, properly identified green bins out back.  Simply slide open the side panel, empty the contents of your home organic bin and then close the panel in order to keep out raccoons and such.  Below are two links from the City of Toronto website on how the program works.  It's very simple and in the long run will save us all money in garbage haulage costs (which, incidentally have risen astronomically in the past year).  If we can all participate in the Recycling Programs here at 100 Wellesley we can successfully reduce garbage removal costs otherwise these added costs will ultimtely be handed back down to us through rent increases.   No one is under any obligation to use the organic bins - or do any recycling for that matter,  however we encourage everyone to give it a try to help reduce garbage removal costs and, ultimately, to help reduce the amount of garbage that is hauled out of the City of Toronto.  In order to read the two documents below, Adobe Reader is required to be installed on your computer, get it here for free.    Adobe Reader is spyware/adware free and available for both Mac and PC.

Bed Bug Issue

A resident who is moving out on Thursday reported this past Monday that he/she has bedbugs.  This gave 100 Wellesley Management no opportunity to deal with the problem while they were living in the suite.  Further, this resident has posted "furniture for sale" memos around the building.  This is a prime example of how bed bugs are spread to other suites.  The resident has been advised that if any other memos appear Management will write "BED BUGS" over top of the memos.  If you see, or have purchased any furniture in the past week there's a chance you may have a bed bug battle ahead of you.

After the resident has moved out, the suite will be treated immediately and surrounding neighbours will be notified of the suite infestation.

We will not win this battle if this kind of nonsense or "bin diving" continues.  As a responsible landlord, CAP REIT has spent a boat load of money trying to keep our building bed bug free. Please think twice before buying second hand furniture, clothing, attending yard sales, collecting anything from the side of the road or from garbage bins.

Hydro Interruptions

On Thursday March 26, 2009 between 8am - 5pm Speedy Electrical will be working on the main electrical panel to do some maintenance.  There may be some areas and /or floors affected including the elevators and the garage lights.  No interruption in power is expected in the apartment suites.

Undergound Car Break-in's 

In the past month we have been experiencing numerous car break-in's in the parking garage.  Please do not leave ANYTHING of value in your vehicle, or in the trunk.  Please notify your guests who park downstairs to also remove all valuables from their car.

On the afternoon of Monday March 23rd an ever vigilant CAP REIT employee caught a thief in the act.  The man was held until the police arrived where he was charged and arrested.  Unfortunately two more cars were damaged before the thief was caught. 

By no means let your guard down because of this arrest.  Continue to remove all valuables from your vehicle.  If your car is broken into or damaged call the police immediately to report the crime and report it to the management in the CAP REIT office downstairs.  If you notice any suspecious activity in the underground (or anywhere on the property for that matter) notify the Managment, Security or the Superintendant immediately.  Contact numbers are under the "contacts" tab.
