As you may be aware, a pet snake has been lost in the building.  We have confirmed with Toronto Animal Care & Control that it is a pet and is NOT VENOMOUS.
This snake is being described as an Albino California King, with orange and white markings.  It has a very small head and is approximately 3-4 feet in length.
If you see this snake, please contact the office at 416-924-5100 and we will make arrangements to collect it right away.

Re: WATER PRESSURE PROBLEMS

The scope of work involved in the water pressure problems has been changed slightly.  As a result, contractors will have to wait on supplies to be ordered, which may take several weeks.
As mentioned in our last notice, in an attempt to make up for a lack of City water pressure, Capreit contractors will be installing a new water meter, filter and several dozen feet of water supply piping in the building.

Re: Balcony Safety

Dear Residents,
It has come to our attention that cat litter and other items have been thrown from balconies on the ‘07’ line.  This is most unacceptable as this poses a serious health and safety issue, not only because of the fecal matter, but also brings up the possibility of injuring other residents and guests on the walkway below.
Please refrain from throwing any objects from the balcony including, but not limited to, cigarette butts, garbage and cat litter.

IMPORTANT NOTICE TO ALL RESIDENTS
RE: GARAGE UPDATE
Dear Residents,
The garage construction is currently proceeding as scheduled, however there have been a few minor setbacks due to increased scope of work in some areas.
Work is still underway on the south side and ramps of the P2 and P3 level.  The anticipated completion time for this project is expected to be late fall.  We will keep you updated as things progress.
As our previous notice indicated, we will need to remove all lockers from the room “201-807”, on the P1 level.  If you have not already moved your items into a locker room on the P2 level, please do so ASAP.

Dear Residents,
As you are all aware, a very serious fire occurred at 200 Wellesley St. on Friday, Sept 24th.
CAP REIT is doing everything possible to assist with this devastating event and we hope that each tenant is able to return to their homes as soon as possible.
Please be advised that CAP REIT has countless measures in place to prevent similar occurrences, however we need the assistance of the tenants to ensure that this does not happen in our building!
The following is a list of mandatory requirements for each tenant:
-       Please do not throw cigarette butts off balconies.
-       Do not store any flammable materials on balconies including furniture, garbage, cardboard boxes, etc
-       Remove any carpets, rugs, etc
-       Ensure your smoke detector is working on a weekly basis and advise the office if a replacement battery or detector is needed
-       Advise the office if you see any of the above items on other tenant’s balconies

Please be advised that the water will be shut off intermittently between the hours of 9AM and 12PM on Tuesday September 28th 2010 to facilitate emergency repairs to the building’s plumbing system.

Aug. 27th Garage Update

Construction on the entry/exit ramps of the P2 and P3 levels will be commencing August 30th, making the P2 and P3 levels unusable.
All tenants who are parking in the P2 and P3 levels underground please come to the management office in order to arrange an alternative parking spot no later than Saturday August 28th or Sunday August 29th.  In addition, there will be NO VISITOR PARKING effective Friday August 27th as this space will be needed for the construction parking re-assignments.  Anyone parking in an assigned spot in the visitor parking area will be ticketed effective Friday August 27th.  Your guests will be responsible for making  alternative parking arrangements until further notice.
If you have a car that is rarely used or is in storage, CAP REIT asks that you arrange a parking spot on P2 in order to save room on the P1 level.

Please be advised that Firetronics will be conducting a Fire Alarm Inspection on Monday July 19, through Wednesday July 21, 2010, between the hours of 9am and 4pm.
During the visit, Firetronics will require access into the suites to test the in-suite devices.  A staff member of CAP REIT will be accompanying the representative of Firetronics to each suite.  We request that you ensure that all secondary locks be left open on these days.

Noise On N. Side Of Building From
"Honey's Beestro" @ 504 Jarvis
It has come to my notice that many of you are
being bothered by music and loud voices on the
above business's patio in the evenings. Do what I
did and call 311 (City of Toronto Hot Line) and
make a noise complaint.  If enough are received
the City might take action.  Their patio is a new
feature and they have to learn that other people
live in the neighbourhood.  Several businesses on
Church St. have been guilty of the same thing,
Voglie and Fuzion at Dundonald for instance and
even the 519 Church St. Community Centre itself
on more than one occasion.

Some of you who are new here may be taken somewhat by surprise by all the noise, commotion and street disruptions (vehicles must use Jarvis St. or the rear entrance).   It's all legal so try to enjoy! Those of you on the north side of the building may feel that the noise level emanating from Cawthra Park and Church St.  is a bit high (it gets louder each year & the City doesn't seem to care), in which case call 311 and speak to the City Hot Line. It does usually quieten down a bit by 11pm-ish but that's not written in stone.

Phelps Apartment Laundries have taken over from Coinamatic.  Prices have increased, however in all fairness the machines appear to have better choices of programmes. Whether or not you think that makes up for the increase is open for debate. There is a choice of top or front-load washing machines.  The latter hold more clothes but require less detergent.
New laundry cards are available at the office at 1 per apartment which you must sign for and come preloaded with $10.00. Spare laundry cards may be purchased from the "top-up" machine for $6.00.
The maximum one can load on the card is $99.00 and at the moment there is no surcharge for using debit or credit cards as  there was with Coinamatic.
If you find yourself in a situation where you need a laundry but you can't top up the card for whatever reason there is a 24-hour  laundromat, The Laundry Lounge, at 6 Maitland Street, just east of Yonge on the north side (tel: 416-975-4747).   Maitland  is 1 block south of Wellesley and the quickest way there is west along Wellesley  then south through the car park opposite the subway station or the adjacent laneway and then turn right a few steps.  I believe they offer a wash and fold service during regular hours.
There is also a dry cleaners, Nova Cleaners  (tel: 416-929-7320), who offer send-out laundry services, at 560 Church just north of Wellesley on the west side.

Building Wide Water Shut Down

Please be advised that the water will be shut off on Monday March 29th from 9 am - 5 pm in order to complete some necessary repairs.  Although the water may come back on before 5 pm it's a very good chance that the hot water will be off the entire day (9 am - 5 pm).

Fire Alarm today

We experienced a fire alarm this morning (Thurs. March 25th) at approximately 9:15 am.  This was a false alarm created by dust from the restoration work being completed in the parking garage.  This may happen again.  Always treat every fire alarm with the same urgency and follow your usual plans that you have in place when the fire alarm sounds.

RE: GARAGE RESTORATION PROJECT UPDATE
Dear Residents,
The parking garage restoration is proceeding on schedule.  The contractor is currently in the process of removing the existing asphalt membrane and hammering out the spalled concrete.
The heavy jack-hammering noise that everyone is experiencing will diminish towards the end of next week.
The next phase of construction will be comprised of shoring up pillars, pouring concrete and minor drilling.  During the next demolition phase, a ‘water-canon’ will be used for concrete removal which will result in a lower noise level.

P3 Parking Level

CAP REIT has now changed the lock on the P3 level exit doors to regular door handles with no lock on them.
For those who park on P3 you no longer have to walk up the ramp, you can exit via the normal manner through the doors to the elevator lobby.

Garage Restoration Update

Drilling - Garage Restoration

On Wednesday and Thursday, March 3rd & 4th new, larger drills are being delivered and will be used on these dates to drill out the concrete.  Please note, these drills will be really, really loud so this is to prepare people on the bottom half of the building to expect much louder drilling.  Luckily it's only for two days this time, but they will have to bring these drills back and use them  at least one or two more times to do other areas of the garage before the restoration is complete at or near the end of the year.
The noise by-law when these workers can start is 7:00 am, Monday to Friday but they were starting at around 7:30 am.  Due to the number of complaints Andrew has pushed them to 8:00 am (or just before that) for those who work different shifts who may be trying to sleep a little later.  Unfortunately the best Andrew can do is an 8 am start.

Hot Water Problems
CAP REIT management has called for Leader Plumbing re: a boiler that has broken down but they won't be able to get in until tomorrow morning.  Hopefully they'll locate the problem quickly and get us back up to 100% ASAP. Feb 26, 2010 - 7:05 pm

Leader Plumbing is still on site trying to repair one boiler which keeps shutting off for a yet to be determined reason.  Hopefully they will be able to solve the problem tonight.

Lobby Camera
The camera which covers the outer lobby in front of the intercom system  has now been repaired.  To view the camera tune to channel 59 if you have analogue cable or channel 998 if you have digital cable.

Communicating With the Management Office
Over the next several months there will be a lot of drilling in the underground parking garage which is really loud in the management office.  It's so loud that they are having trouble hearing the phone ring and talking on the phone.
Until further notice the best options to contact the office are:
1)  Go to the office in person to speak with someone during office hours, or

Parking Garage Restoration Begins

Further to CAPREIT's notice dated January 20, 2009 and more recently, January 26, 2010, please be advised that CAPREIT has scheduled the necessary repairs to the parking garage of your apartment complex. This work has been scheduled to commence on:
Tuesday February 16, 2010

Please note that the work commencing on Tuesday will be preliminary work.  The major work will be commencing at the end of February. There may be some disruption and inconvenience to our residents in the form of noise, dust and contractors in and around the apartment complex but we will do our best to try and keep these disruptions to a minimum and we would like to take this opportunity to thank you in advance for your patience and understanding in this regard.  It is our intent to keep the garage operational during the entire duration of the project.  To accomplish this we will need to move vehicles around to alternative parking spots as the work progresses.  We ask for your co-operation in this regard as it will be temporary.
If you have a vehicle in the parking garage, please come to the management office in order to arrange an alternative parking spot no later than Tuesday, Feb 16th.
Please note that all building codes, by-laws and legislation with respect to these repairs will be followed to ensure your safety and protection while minimizing interference with your reasonable enjoyment of your rental unit.
Should there be any change to the nature of the work or the timing for same, CAPREIT will notify you immediately once such determinations have been made.
