We have light!

You may have noticed that most lighting in the front area of the building has now been re-lamped and is now in working order.  We don't have light along the sides of the building or in the back yard yet, time frame for those lamp replacements & repairs yet to be determined.  Until then, continue to use caution in those areas at night.  There are trip hazards everywhere and often some rather unsavory charactors out there at night.

Underground Parking

Use extra caution in the P1 level of the underground parking garage.  Many lights are not working so it's dark in some areas and some sensors in parking stalls are also not working or are missing since the underground was re-lamped. Due to vehicle break-in's do not leave ANYTHING of value, or perceived value anywhere in your car to help prevent losing a window. The lighting issue has been reported to CAPREIT, we'll update you when the lamps have been repaired.

Moving Weekend - May 28
& 29th
Elevator #4 is broken down plus this weekend and until about June 2nd it will be a heavy move-out and move-in period.  Consider leaving a little earlier than usual as elevator waits will be longer than usual.
Edit:  As of Sunday, elevator #4 has been repaired.

Roof Deck Access

In an effort to keep the homeless, drug users and non-residents from using our roof deck and recreational facilities there are new ways of accessing the roof deck, pool and gym.
To access the pool and gym you need your front door key.  Do not admit ANYONE without a key who may be knocking on doors.  If they don't have a front door key, they don't live here and they are not to be admitted.  If you have a problem report it to the office immediately or phone (416) 924-5100.  If the office is closed you will get Security or the Superintendent on duty.
To access the roof deck you can get there one of two ways:
1)  Use your key to access the gym and then exit to the roof deck using the SOUTH exit (the exit door facing the lake)
or,
2)  Use your key to access the pool during the summer when the sliding glass doors to the roof deck are open.
You can no longer access the roof deck using the stairwell doors, they are locked from that side to prevent unauthorized access to the roof deck.  The north exit door from the gym to the roof deck and the emergency exit door on the PH level are now alarmed.  A loud alarm will sound and will summon the authorities to investigate.  Please do not use these doors except in an emergency.
To leave the roof deck you can exit through the sliding doors leading to the pool (in the summer months) or by using the exit stairwell doors then walk down to the 28th floor and take the elevator to your floor from there.
Roof deck hours:  10:00 am to 10:00 pm.

Building Wide Water Shut Down

The water will be shut down between 9 am to 5 pm on Thursday April 7th for repairs to the building's plumbing system.
As usual, plan accordingly.


ROGERS CABLE RECEIVERS

If you subscribe to Rogers cable please be aware that the new generation of cable receivers that are now rolling out (the black CISCO units i.e. model 8642) will not display the lobby channel (998) until a future firmware update has been tested and rolled out.  Only the Scientific Data boxes (i.e. the models "Explorer 3200/3290/8300" etc.) are currently able to display the lobby channel.  If you have Bell ExpressVu satellite the lobby channel is also not available as this is a service provided by Rogers, exclusively to Rogers customers.

Footnote to the Rogers notice above...you can still receive the lobby channel if you use a cable splitter before the box to bring in a separate antenna signal to your TV, provided your TV  is equipped with additional input jacks.  This means a slight inconvenience having to switch input sources, but it works as that's how I have mine setup (box connected using HDMI and the split signal connected to antenna input).   That additional input will give you basic cable only and the lobby is channel 59.  Rogers advise me that an update to the 8642 software sometime this summer should bring back the various features available on the previous box.

Dudley Hardware
I thought everyone would like to know that Dudley Hardware around the corner, north on Church St. have extended their opening hours.
Mon - Sat 9.00am - 7.00pm Sun - 12noon - 5pm
On holiday weekends they normally are closed on Sunday and Monday.

1.    Church-Wellesley Community Safety Audit, February 13
The Church Wellesley Neighbourhood Association and I are organizing a community safety audit, and we hope you will join us for a walk through the neighbourhood to identify actions to make our streets safer for everyone.
The details are:
Sunday February 13, 2011 Start Time: 1:00 p.m. Meeting Location: Croissant Tree 625 Church Street No rain or snow date
We expect the Community Safety Audit to end at around 3:30 p.m. at The Village Rainbow Restaurant at 477 Church Street. Join us for post-walk discussions to share ideas on how to make our community safer.
Representatives from the 519 Community Centre, Streets to Home program, Toronto Police Services and the Church-Wellesley Village BIA will be in attendance.

2.    "Slushing" and acts of homophobia
There have been recent reports in the media about alleged homophobic behaviour possibly involving Jarvis Collegiate students in the Church and Wellesley area. I take these allegations very seriously as they affect the sense of safety for all residents and business owners.
I have personally spoken to representatives from the Toronto Polices Services (TPS), The 519 Church Street Community Centre, the Toronto District School Board and Jarvis Collegiate Institute, the Church-Wellesley Village Business Improvement Association and the Church and Wellesley Neighbourhood Association about the reports. My staff and I are available to act as community liaison for new information.
The TPS have also received an increase in the number of hate-crime reports in the area, nor has The 519 through their Anti-Bashing Hotline. Jarvis Collegiate is conducting an investigation into the incidents. These events currently appear to be isolated occurrences and are not part of an overall increase in hate crimes. Jarvis Collegiate remains an important community  partner and I will continue to work with them to promote acceptance and understanding among their students.

3.   460 Jarvis Street
I was also informed Monday of a homicide that took place in the ward on January 23, 2011. Toronto Police Services responded to a call at 460 Jarvis Street at 7:33 p.m and arrived to find a woman with no vital signs and obvious signs of trauma. Toronto Police Services are conducting an investigation. Please contact them or Crime Stoppers (1-800-222-TIPS) if you have any information that might help.
The City of Toronto's Community Crisis Response Program has been at the building to inform the residents and providing phone numbers of where they access crisis support. A meeting with tenants will be held to discuss safety concerns in the building.
In order to address these incidents and existing safety concerns in the community, I will be holding a Community Safety Audit of the Church and Wellesley Neighbourhood on Sunday, February 13 from 1-3 p.m.

4.    Yonge Subway closures this weekend
On Saturday, January 29 and Sunday, January 30, the Yonge-University Spadina Subway will be closed, between Bloor-Yonge Station and Union Station, during new track installation.
All Yonge Subway trains will turn back north at Bloor-Yonge Station.
All University-Spadina trains will turn back north at Union Station.
A frequent, accessible bus service will be provided between Bloor-Yonge Station and Union Station, stopping on Yonge Street at Bloor Street, Wellesley Street, College Street/Carlton Street, Dundas Street, Queen Street and King Street and on Front Street at Bay Street.
Regular subway service resumes Monday, January 31.

RE: Dog complaints

Dear Residents,
The management office has received numerous complaints about irresponsible dog owners at Plaza 100.  While this is a pet-friendly building, we expect all dog and pet owners to be respectful of other residents and employees by picking up after their pets, keeping dogs on leashes at all times and ensuring that pets do not interfere with other tenants’ reasonable enjoyment of the premises.
We remind you that the following municipal codes are to be observed at all times:
§ 349-11. Dogs running at large.
A. No owner of a dog shall cause or permit the dog to run at large in the City, except as permitted in those areas of City parks where dogs are permitted to run at large as designated by City by-law.
B. For the purposes of this chapter, a dog shall be deemed to be running at large when found in any place other than the premises of the owner of the dog and not under the control of any person.
C. No person shall keep a dog off the premises of the owner other than on a leash which shall not exceed two meters in length except where consent is given by the person owning the property where the dog is found.
§ 349-16. Removal of excrement.
Every owner of a dog shall immediately remove excrement left by the dog on property anywhere within the City.

Any infractions of these bylaws will be reported at once to Toronto Animal Services which may result in fines or the animal may be seized and impounded. The owners may be subject to a $240 ticket or taken to court where the maximum penalty is a $5,000 fine. Other tenants are encouraged to report any infractions to 416-338-PAWS (7297) immediately.

Laundry Room Update

As of Tuesday Jan. 18th, 4pm, the laundry room has now been re-opened. Many thanks to CAPREIT for getting the room back up and running so quickly!


CAPREIT is hoping to have repairs completed by the end of the week and to re-open the laundry room at that time.  This is ONLY AN ESTIMATE, there are several factors that could delay this from happening.  CAPREIT hopes to have a better estimate tomorrow (Tuesday) so we'll keep you updated as we get information.  To be safe don't plan on the laundry room being available until sometime next week.
We wanted to give residents a rough time frame of what we're looking at in terms of how long the laundry room could be closed.

This closure is due to a fire that occurred today around 12:30 AM. The cause of the fire is known to be a pillow.
In future, please be cautious of the types of materials you are putting in the Laundry machines.
If you want to do laundry until the Laundry Room opens, the closest Coin Laundry store is located at 527 Yonge St. (Yonge & Maitland)

Please be advised, that the Laundry Room will be closed for the remainder of the day on Monday, January 10, 2011 and Tuesday, January 11, 2011 , and re-open on evening of Tuesday, January 11, 2011.

There has been a major break in the sump pump drain which connects to the Main City Line and running the machines are creating flooding as they are connected to this line.

We will have a plumber on site tomorrow to repair the problem.
