Welcome New Residents


The following information is to help guide new residents around the building and to help getting acquainted with living at 100 Wellesley.  This document has been put together and is presented by your Tenant Association.

Finding your way around -

Laundry Room:

The laundry room can be found on the “B” level.  When you get off the elevator go up the set of stairs, through the door, straight down to the end of the hallway and the laundry room is the door on your right.  Laundry machines use Phelps Smart Cards which can be obtained from the management office or from the self serve machine in the laundry room, coins are not accepted.  To load up your card with money, or credits, follow the instructions on the machine which is located just inside the laundry room door, you need a debit or credit card.  The laundry room can get quite busy, please do not leave your clothes in the washers or dryers when the cycle is complete, there are likely people waiting to use the machines after you.  

Leisure Amenities:

100 Wellesley is unique in that it offers a roof deck to enjoy in the warmer months, a gym, mens/womens change rooms, saunas and an indoor pool.  Hours for these areas are 10:00 am – 10:00 pm daily.  To access the pool, gym and change rooms go to the PH level and use your front door key to enter the amenity areas, the doors are marked accordingly.  To access the roof deck use your front door key and cut through either the gym and exit using the south door only (the glass door facing the lake) – do not use the north door as it is alarmed or you can use your front door key to access the pool area in the warmer months and access the roof deck through the sliding glass doors on the west side of the pool area.  To exit from the roof deck go back through the pool area or exit down the west or east stairwell and walk down to the 28th floor then take the elevator to your floor.  You may enjoy the roof deck or swim with a guest but they must be accompanied by a resident at all times.  There is no alcohol or barbecuing allowed on the roof deck at any time.  Do not allow access to anyone who may be knocking and trying to get into the gym, pool area or exit stairwells.  These are people who do not live here and some are known to cause problems, use illegal drugs or simply use the facilities that we pay for.  Digital cameras monitor these areas.  If you see anyone who accesses the roof deck, pool or gym that you suspect does not live here or who has gained illegal entrance please notify the management office immediately.  Please help to keep these areas safe, clean and secure for all residents.  Note:  In the event of an approaching thunder/lightening storm collect your belongings and leave the roof deck immediately, it is not safe to be on the roof deck during electrical storms.

Note about lighting in the pool and gym areas.  If the lights are off in the pool swimming area go into the room with the window (it's unlocked) and turn on the light switch and you'll have lights.  If the lights are off in the gym the light switch is located in the little room between the two doors in the southwest corner of the gym.  We've requested that these lights be put on timers as sometimes building staff can get busy and forget to turn them on as evening approaches. 

Bicycles

We have a bike room available just inside the garage door on your left to store your bicycle.  You need to obtain two keys from the management office, one key to access the garage and one key to access the bicycle room.  If possible please use the bike room to store your bicycles.  Bringing bikes up and down the elevators can cause crowding and inconvenience for other residents especially if an elevator is taken out of service for move-in's/out's or if one or more cabs are broken down etc.  If you have guests that arrive by bicycle there is a guest bicycle rack along the walkway before the front entrance door.  If that is full there are several bike rings along the sidewalk just in front of the building.  Any bicycles found to be locked anywhere on the property other than the areas noted above (i.e. against fences, handrails etc.) are subject to be cut off and removed without notice. 

Lockers

Storage lockers are available at a minimal cost by arrangement through the management office.  Locker rooms can be found throughout various areas over three basement levels.  Ask management to direct you to your locker room location.  Keys to access your locker room can be borrowed from the management office during office hours only and must be returned before the office closes.  Keys for your locker room cannot be purchased. 

Parking

Guest parking is located just inside the garage door in the marked spaces.  You will need to buy a garage door key from the management office if you do not already have one or you can go down the stairs to the P1 level and step on the cord on the ground to open the door for your guest.  To make payment, go to the machine located next to the garage entrance door and then place the receipt in the car as instructed.  The parking rates are:

1/2 hour                                  $1.50
Daily Max (6am - 6pm)              $5.00
Evening Flat Rate (6pm - 6am)  $5.00

“Target” monitors the parking areas and driveways regularly.  Residents are permitted to park only in their designated space(s), guests must pay and park only in designated guest parking spots.  There is no parking permitted in the front or back driveway.  Target will issue tickets for those violating any of the building’s parking regulations. If all guest parking spots are full, parking must be found elsewhere outside of the building on surrounding streets or parking lots.  In order to reduce the chance of your vehicle being broken into NEVER keep anything of value inside of your vehicle which may attract thieves.  

Safety and Security

There are numerous digital cameras that are positioned throughout the building in the lobbies, elevator cabs, roof deck, gym, pool, at building entrance points, emergency exits, underground parking areas etc.  Never assume someone is monitoring the cameras, their primary function is to record activity only.  All cameras are recorded onto hard drives and the data is backed up and archived regularly.  When security guards are on duty they not only patrol the building and grounds, respond to reported problems but they occasionally monitor the cameras as best they can when they are in the security office however there are many cameras to monitor so activity on all cameras cannot be seen at one time.  If you have a problem or see a perceived threat call or go to the management office during office hours, if it is an emergency call 9-1-1.  When the office is closed call the security hotline or Metro Police.  In the event of an emergency at any time always dial 9-1-1 first.  There are phones to call 9-1-1 located in both the pool area and the gym. 

Tuck Shop

A convenient tuck shop is located through the east door by the elevators, walk through the second door and you’ll see the entrance directly on your right hand side.  You can also enter the tuck shop from the outside just to the right of the main entrance doors to the building.  Hours are posted and are subject to change on holidays. 

Building Fire Safety

Do not tamper with any fire equipment or alarm systems in the building including the speakers in your suites.  Disconnecting wires to the speaker in your apartment can knock out a whole line of alarm speakers to other suites rendering them or an entire area non-operational in the event of an emergency.  If you did not receive a Fire Plan when you moved in, ask for one in the office so that you and your family are familiar with emergency routines.  Every year residents are notified of the opportunity to participate and ask questions when building-wide safety fire drills are held.  

Dogs

100 Wellesley is a dog friendly building however if your dog has an accident, please clean up after it.  If your dog is prone to accidents please be properly equipped to completely clean up after their mistakes.  All dogs must be kept on a leash throughout the building's common areas and around the property (front, side and back yards).  There is a fantastic enclosed, off-leash dog area at the back of Cawthra Park (S/E corner of the park), just steps from our back door.  There are also two other off-leash dog parks at Allen Gardens, about a ten minute walk from our front door.  Walk south on Jarvis Street to Carlton Street, walk east (left on Carlton) about two minutes and you'll see two, large enclosed off-leash areas there.  One is for smaller dogs to run, play and socialize and the other is for larger dogs.  Dog owners are expected to pick up after their dogs on the property and deposit the contents into any number of garbage receptacles that can be found around the building.  Do not allow your dog to urinate at or near the front and rear exists, against garbage receptacles, walls, flower planters and such near the front or rear exit doors. 

Work Orders for Repairs

If you have a problem with anything inside of your suite or if you notice a problem or safety issue anywhere around the property or inside the building’s common areas please fill out a work order in the management office during office hours.  The management office is located through the door at the west end of the lobby, walk through the first door and the office door is on your left hand side.  You can also enter the office from the outside by walking west of the main entrance doors along the front of the building.  Office hours are posted on the doors and are subject to change seasonally from “summer hours” and “winter hours”.  If the doors are locked when the office is open, wait a few minutes as the rental agent is likely showing an apartment to a potential renter.

Noise  

There is always a problem with undue noise in a multi-unit dwelling like ours but there is much that can be done to reduce its impact.
When this building was first constructed it was designed with wall-to-wall carpeting in mind, indeed that was a condition of the original leases.
That is no longer the case but it still is an excellent idea to have some rugs here and there.   Also avoid wearing hard footwear indoors and if you have furniture that needs to be moved around frequently such as chairs go to Dudley's Hardware on Church Street and purchase some cheap felt furniture gliders to stick on the feet of the
furniture.  That makes it not only silent but easier to move.  If you are a heavy walker then try to develop a lighter gait, we used to call it the "apartment walk".  (LIke when one tried to sneak out without waking one's parents, way back when).
  Basically if anything makes a noise on the floor or a wall (beds, wall telephones etc.), then it's louder next door, above or below.  The hardware store can also provide foam strips that stick around door frames to reduce noise from the hallways and from ill-fitting doors in your apartment.   (See also 'Other Information' below).
People should also be aware that many of the walls are hollow and the stairwells, which can act like a sound amplifier, back onto peoples' bedrooms.  So often you may not be entirely as private as you think you are,
Please use discretion when noise is unavoidable, such as using a hammer and other tools.  It's not a good idea to start that in the middle of the night.
Loud sound systems aren't a good idea either, especially with the bass cranked up unreasonably.
In fact the City has a noise by-law which restricts undue noise not just overnight and all day on Sundays and public holidays so is worth a read HERE.  (Adobe Reader or Foxit readers are required to be installed in your browser, both are free).
CAPREIT have been known to evict tenants who have continually ignored the right of other tenants to the peaceful enjoyment of their space.  Of course they have to made aware of it in writing.  It's a 3-strike rule.

Other information -

Barbecues of any kind are not permitted on the balconies at 100 Wellesley St. E.

Do not throw any objects from your balcony.  If you have guests over be sure to provide ashtrays so that no lit cigarettes or objects are thrown over.  This can – and has – caused fires on balconies below. 

Please do not put garbage down the garbage chute between 10pm - 8am or empty recycling contents into the bin, doing so makes a lot of noise that disturbs neighbours who live near the chute.  

If you have chairs with wooden legs please consider purchasing "Felt Pads" available at Dudley's Hardware, just around the corner north of Wellesley on the east side of Church St. right across from The Beer Store.  Moving/dragging chairs along the floor causes terrific grief for those living below you, floors here transmit noise very easily so grabbing a pack of felt pads and sticking them onto the bottom of chairs that you move around not only eliminates the noise but prevents scratching of your parquet flooring.  One package with 16 pads is $3.29 + tax - cheap! 

Please observe noise by-laws which require that stereos, home theatre systems, instruments and such be turned down after 11pm (yes, even on weekends) and as a courtesy to your neighbours.  As is typical in most apartment buildings and condos the walls here don’t transmit sound so much but as noted above the floors are very poor with for noise transmission.  The walls here are plaster, not drywall so sound transmission is also poor when it comes to things like drilling, hammering and such so please keep that in mind and plan to carry out these types of activities after 9am and before 6pm.  

Please close your apartment door as quietly as possible.  If the door is closed quickly it slams really loud and shakes the floors - that's a solid wooden door smashing against a metal frame.  The rubber "nipples" in the door frame have long since deteriorated which used to prevent this from happening.  This noise is very disturbing for neighbours on both sides of you, above and below.  If you find it to still be a problem consider grabbing a roll of foam tape from Dudley's Hardware which greatly helps to reduce the slamming effect.  Give the frame a quick wipe down to remove dust then peel off the backing and stick sections of it in the frame of the door.  A package of foam tape is cheap, about $1.99 for a 20' roll. 

In answer to a popular question during the summer months, no, the lobby, hallways and elevator shafts are not air conditioned, only fresh to the hallways is provided as per the design of the building to pressurize the halls. 

If you smell drugs coming from the stairwells, find needles, or people sleeping in stairwells do not attempt to handle these matters.  Contact the management office immediately, building security or phone Metro Police if the office is closed.  Needle removal in the stairwells, roof deck etc. must be reported to management during office hours and they will arrange for safe removal of these items. Never touch any needles, this can be extremely hazardous and they must be disposed of in a safe manner. 

Unfortunately the office cannot accept deliveries or packages.  If you are expecting a delivery you must have someone home to receive it or arrange for delivery through a neighbour.
